The first step in any property purchase is for us to have a look through the contract where we can advise you on the legal aspects of the land as well as the conditions of the contract.

Once received, we will review your contract same day (must be received by 12 noon for same day turnaround) and provide a comprehensive report enabling you to make a quick decision as to whether to proceed further with a particular property.
Better still, it’s free of charge.
You will probably only go through this process every 5-10 years. We do it every day and we love doing it.

And yes, the above is all free of charge for those with a Journey Membership ($400 plus GST fee applies for a 3 month membership) with nothing further to pay in the event you are not successful. Why? Our fees relate to your real estate journey and are fully all inclusive of all standard legal work along the way.
We understand that it's not easy to buy a property; it's a journey and it may take a few attempts before you get there.
For this reason, we offer a Journey Membership option to all whereby, for $400 plus GST, we will review up to 4 contracts within a 3 month period, request the appropriate amendments and/or sign a 66W Certificate (if required) at no further cost to you.
That equates to only $100 plus GST per contract.
If you run out of reviews or the 3 months expire, you can simply renew your Journey Membership and start the process again.
Better still, if you purchase a property earlier than you had perhaps expected, we’ll credit up to 100% of your paid Journey Membership fee towards our conveyancing fee, as follows:
i) 100% credit towards our fee if you exchange on the 1st attempt; or
ii) 50% credit towards our fee if you exchange on the 2nd attempt.
Our conveyancing fee for your purchase is set out in the Conveyancing Estimate further down this page and includes an estimate of the usual searches & disbursements.
In most instances, the majority of the total costs will be payable at settlement with only $200 plus GST payable upon instruction with our Standard Option. We’ll only request that you to pay a larger 50% portion earlier should the due date for your settlement be over 3 months following exchange of contracts. This is rare as the standard settlement period is 6 weeks.
Our conveyancing fee is for the handling of a purchase of property from start to finish and includes everything in between - often involving the resolution of minor issues in the process.
There are sometimes negotiations or disputes that arise which may require attention that is outside the scope of the normal conveyancing process. Additional fees & disbursements may apply in those circumstances.

Our scope of work does not extend beyond the above. We will not start any legal work which falls outside of the above scope, without first discussing it with you.
You should consult with your accountant for advice on tax matters such as GST & Capital Gains Tax.
Stamp duty calculators are located on the Revenue NSW website. Grants, discounts and exemptions are available for some buyers. We can assist you with your application for any of these schemes.
NSW Land Registry Services fees are payable on every purchase. If you are borrowing funds, these fees will be charged by your lender and will be accounted for by them as part of the settlement process. If no lender is involved, these fees will be payable by you on settlement.
Additionally, a PEXA Exchange fee is payable by you for an electronic settlement. If your purchase is not able to be settled electronically, a settlement agent will be appointed to attend settlement and the fee would be payable by you.
